What we inspect on every visit
Every item below is performed by a licensed, certified technician — with a written report at the end of each inspection.
Whole Home Comfort Inspection
- Thermostat operation & calibration, heating/cooling output, airflow and static pressure, ductwork condition, system efficiency (SEER/AFUE).
- Air filter inspection, dust/debris/biological growth in ducts, humidity levels, CO detector placement, air purification options.
- Uneven temperatures, drafts/air leaks, noise levels, gas connections & venting, condensate drain.
- Energy usage trends, insulation levels in accessible areas (attic, crawlspace), zoning/smart thermostat opportunities, duct leak inspection.
- Written report with findings, prioritized by urgency, with energy-saving recommendations. Also includes crawlspace inspection and internal air quality inspection.
Spring & Fall Tune-Ups
- A/C Tune-Up: Inspecting/cleaning condensing coil, flushing condensate drain line, inspecting evaporator coil, outdoor safety disconnect, wiring & relays, contractor functions, capacitor microfarad readings, condenser fan motor & assembly, compressor at startup, coolant levels & temperatures, thermostat program, air filter change/clean.
- Furnace Tune-Up: Cleaning/testing blower motor, inspecting heat exchanger, cleaning & adjusting burners, cleaning flame sensor rod, testing ignition assembly/pilot light, control module functions, safety thermostats, carbon monoxide output test, airflow/heat rise, exhaust system leaks, cleaning blower compartment and entire furnace, air filter change.
Plumbing Inspection
- Main water supply line, main shut-off valve, proper strapping in crawlspace, grade on sewer line, leaks in crawlspace, corrosion or cracks in sewer or water lines, leaks under sinks/toilets/water heaters, water pressure in faucets and showers, drainage in sinks/showers/tubs, exposed pipe damage, shut-off valve testing, waste pump (if applicable), water softener connections (if applicable).
Sewer & Drain
- Annual single branch drain cleaning upon request ($59 retail).
- Annual main line camera inspection upon request ($329 retail).
- High-definition sewer camera inspection — documents deterioration, root intrusion, bellies, offsets, cracks, blockages.
- Recorded footage provided to customer.
- Water heater flush included.

No — the membership includes duct inspection only. An estimate for cleaning will be provided if needed.
How do I renew?
You will be prompted to renew as expiration approaches, or call customer service to renew over the phone at any time.
What if I move?
Membership does NOT transfer to a new address. Speak with Customer Service to determine if you qualify for a partial refund.
