That is the call this page is for, and the honest first answer is that it may not be a replacement at all. A tank doing its job looks alarmingly full when you open it. What separates a full tank from a failed one is not the water line by itself — it is where that line sits relative to the outlet pipe, and how fast it got back there after the last pump-out.
American Rooter & Drain replaces septic tanks on established properties across the greater Treasure Valley and over the line into eastern Oregon. We have replaced tanks on completed jobs in Payette and Parma, and the three most recent tank replacements we sold all closed out in August 2026 — this is current work, not something we used to do. Everything below stays on this side of the outlet pipe: the tank itself. If the tank turns out to be sound and it is the ground past it that has quit, that is a different job at a different price, and it has its own page — drain field replacement.
How do I know if my septic tank needs replacing or just pumping?
You get the lid off and read the water against the outlet pipe, then you empty the tank and watch how fast it comes back. Those two observations settle it between them, and neither one can be made from the surface or over the phone.
Start with what the tank is for, because the reading turns on it. A septic tank is not a holding tank. It is a settling chamber, and it is supposed to be full — full to the bottom of the outlet pipe, all the time. Water arrives from the house and the same volume leaves out the far end within seconds. Solids drop to the bottom as sludge, grease and paper float as a crust, and the reasonably clear layer in the middle is what goes out.
So "the tank is full" is not a symptom on its own. There are three readings, and only one of them is trouble you can see:
- Level with the bottom of the outlet. That is a tank behaving correctly, however alarming it looks with the lid off.
- Standing above the outlet. Water is not leaving as fast as it arrives. Either the outlet itself is blocked, or something past the tank is refusing the water.
- Coming back up faster than the household can account for. This is the reading people miss, and it is the one that points hardest at the tank. If a tank pumped dry refills within days on a normal household, water is getting in from somewhere other than the house — a cracked shell, an open seam between the two pours, a rusted-through steel wall, or a lid that no longer seals. Where the water table rises with the irrigation season, a failed tank does not only leak out. It takes groundwater in.
That last reading is why "just pump it more often" is not a plan. A tank taking on groundwater is pushing that water straight out past itself every day, whether or not anybody is home, and the sludge and crust it can no longer hold back are going out with it.
Emptying the tank is also the only condition in which it can actually be inspected, which is why a pump-out is frequently how we find the answer rather than a separate diagnostic trip. With the tank down we can see whether both baffles are still there, whether the inside face of the lid has corroded away behind a surface that still looks sound, whether the seam is weeping, and whether the walls are holding. A pump-out is $395 flat up to 1,000 gallons, and on a tank you are unsure about it is the cheapest question you will ask all year. If it refills in days, you have your answer.
How long does a septic tank last?
Long enough that the parts fitted into it wear out first — and we will not put a number of years on your tank, because age is not what decides it. What decides it is the order things fail in, and that order is most of the diagnosis.
The lid and the access risers go first, and they are the dangerous part. Sewer gas collects in the airspace above the water and attacks concrete from the inside, so the underside of a lid corrodes long before the top of it looks like anything at all. A lid can be sound to the eye, sound under a boot, and still not hold a person. That is the single reason we open tanks ourselves instead of talking a homeowner through it on the phone.
The inlet and outlet baffles are next. These are the tees at each end, and their job is to make water enter and leave from the middle of the liquid column, so the crust on top and the sludge on the bottom stay where they belong. Lose the outlet baffle and everything floating in the tank starts going out to the ground past it. From inside the house you notice nothing. A missing baffle is a repair rather than a replacement — we carry baffle replacement as its own priced job — which is exactly why it is worth finding when it goes rather than discovering it years later, after everything it was holding back has already left.
The shell and the seams are last, and they are what actually condemn a tank. A concrete tank commonly outlives its own fittings by a wide margin: the tees, the lid and the risers give up while the shell is still fine, and that tank is a repair, not a purchase. When the shell itself cracks through, or the seam between the two pours opens, the tank is finished. Steel fails in the opposite order — it rusts from the inside out, worst at the waterline and worst of all in the gas space at the top, so the lid and the top of the tank go while the bottom still looks serviceable. A steel tank old enough to be raising questions is a replacement conversation rather than a repair one.
Three things shorten every one of those clocks: a tank that was never pumped on a schedule, so sludge depth reached the outlet and the baffles started passing solids; grease, wipes and anything sold as flushable, which becomes sludge depth; and ground that saturates seasonally, which works on the outside of the shell while the sewer gas works on the inside.
Concrete or plastic — which tank should I get?
On bare ground you get to pick. On a property that already has a house, a driveway and a finished lawn on it, how the tank physically reaches the hole does most of the picking for you.
Concrete is heavy, which is its virtue and its problem. It stays where you put it, including in ground that gets wet, because it weighs what it weighs. But it has to be swung into the hole by a truck with a boom, and that truck has to physically get within reach — a route across your property firm enough and wide enough to carry it, no overhead lines across the set, and room to work alongside an existing house. On a deep back lot, or behind a fence line, or up a soft spring driveway, that is sometimes simply not available.
Polyethylene — the plastic tank — is light enough to be walked into a back yard no boom will ever swing over, and on a finished property that is frequently the whole argument for it. The trade-off is that it holds position by how carefully it is bedded and backfilled rather than by its own mass, and on ground with a high seasonal water table it has to be set against flotation, because an empty poly tank sitting in a wet hole behaves like a boat.
Two things surprise people on a replacement specifically. First, what the old tank was made of does not obligate the new one to match — we are not replacing steel with steel. Second, and this is the constraint that exists only here: the new tank has to meet the pipe already coming out of your house, at the elevation that pipe is already at. On new construction the pipe gets built to the tank. On a replacement the tank gets set to the pipe, and where that elevation will not run by gravity, a lift station and a pump alarm come into the job — both of which we carry as standing line items, and both of which we would rather establish standing in your yard than after the hole is open.
One more thing worth knowing before the truck arrives. The tank we carry on our own book is a two-compartment vessel, 1,530 gallons, with a manhole over each compartment. If your old tank has a single lid in the middle and the new one shows up with two openings, nothing has gone wrong — that is simply how they are built now, and two openings is what lets the tank be serviced properly for the rest of its life.
What happens to the old tank?
It gets pumped completely dry, and then it either comes out of the ground whole or it is decommissioned in place. What it never does is stay buried and forgotten. An abandoned tank still holding an open void under a lawn is the thing that swallows a riding mower.
The pump-out comes first and it is its own step, before any digging, and it is not optional — nothing about the job can be decided while the tank is full.
After that it goes one of two ways. It comes out of the ground in one piece and leaves on a truck, or it is decommissioned where it sits: the top broken in or lifted off so the shell can no longer hold a void, and the inside filled with sand or gravel so nothing can collapse under the yard later. Which one you get is decided by access and by what is sitting on top of it. A tank in an open side yard usually comes out. A tank under a driveway, or tight against a foundation, is often better decommissioned in place, because getting it out means taking out considerably more than the tank. Either way, the line leaving the house is swung over to the new tank and the dead inlet is plugged so nothing can find its way back into the old shell.
Decommissioning is real work in its own right rather than a line item we wave at. We have sold and completed jobs that were nothing but a pump-and-decommission — no new tank at all — on properties coming off septic and tying into a sewer main. If that is your situation, the old tank still has to be dealt with properly even though nothing is going in to replace it.
Last piece, and it is the one that matters years from now: keep the paperwork. A tank that was abandoned correctly and documented is a non-event when you sell the house. A tank that quietly stopped being mentioned becomes a question you get asked at the worst possible moment, with no way left to answer it except to go dig.
How long does it take to replace a septic tank?
Longer than the digging, and we will not hand you a day count before we have stood on the ground. What we can do is lay out the sequence, because the parts that stretch a tank replacement are predictable and most of them are decided before a machine ever shows up.
The tank work itself runs in this order. The tank is pumped dry on its own visit. The lids are located and exposed, which on a tank that has never had risers means finding it before uncovering it. The ground is opened over the tank and over the tie-in. The old tank is pulled or broken in. The bed for the new tank is cut and levelled, the tank is set, and the inlet and outlet are connected to the house line. Then it is backfilled and graded, and the access lids are brought up.
Three things stretch that beyond the machine work:
1. The pump-out has to happen first, and it is a separate visit. Nothing can be read, priced or scheduled while the tank is full, so this is not a step that can be folded into the morning of the dig.
2. Setting the tank is a levelling job more than a digging job. A tank sitting off level does not hold its liquid at the outlet the way it should, which means the crust and the sludge stop staying where they belong — and correcting it afterward means digging the tank back out. Time spent getting the bed right is the cheapest time on the job.
3. Whether it stays a tank job. If the outlet will not run to the field by gravity at the elevation your house line sits at, the work picks up a lift station, a power supply and an alarm, and that is a different parts list and a different inspection.

What being early actually buys you is not a shorter permit. It is control of everything on the list above. On a planned job you pick the month rather than getting February, you pick the machine's route in so it costs you the least lawn and fence and sprinkler line rather than the shortest distance, the old tank leaves on the merits instead of by whichever method is faster that day, and you get a written price you had time to read instead of one you accept. Waiting does not shorten anything. It only decides what condition you are in while you wait.
Can I replace the tank without digging up my whole yard?
No — but it is not the whole yard either, and the ground that does get opened is a known shape we can mark out for you before a bucket moves.
Here is everything that actually gets disturbed:
- The hole itself, which is the tank footprint plus working room around the sides so the tank can be set, connected and backfilled. It is bigger than the tank and smaller than people picture.
- The spoil pile. Everything that came out of the hole has to sit somewhere on your property until it goes back in. On a tight lot the spoil is frequently more disruptive than the excavation.
- The route in. This is the part that costs you lawn, and it is longer than the hole. A boom truck carrying a concrete tank needs firm, wide ground from the street to the set point. Sprinkler mains crossing that route get found or get cut. Gate posts and fence panels sometimes come out and go back.
- The tie-in trench from the house line to the new tank's inlet.
- The old tank. Taking it out whole means opening the ground over it as well. Decommissioning it in place means breaking into its top and filling the shell, which opens less ground — one of the real reasons that choice gets made.
What keeps this from getting away from you is walking it first. We mark the hole, the spoil pile and the machine route, and locate what is buried along all three — water line, power, gas, sprinkler mains, and the line running out to the field — before anything starts. On a planned job the route is negotiable, so if it runs through the one piece of landscaping you care about, that gets said out loud in advance rather than discovered.
And the honest long-term answer to this question is risers. Bringing both access lids up to grade means the next inspection, the next pump-out and the next baffle check happen with a hand tool instead of a machine. A tank that can be opened without digging is a tank that actually gets looked at on schedule, which is most of what keeps the next replacement far away.
What does a septic tank replacement cost?
We will not give you a number over the phone, and there is no spread of figures on this page either, because a range only teaches you to expect the small end of it. What we will do is name the things about your property that set the price, so you can see where yours land.
- Tank capacity. Our own pricebook treats tank replacement as a different job at each size — a 1,000-gallon replacement, a 1,500 and a 2,000 are three separate line items before anything about your lot is considered. Capacity follows the house, not preference.
- How deep the tank sits and what is on top of it. A lid a spade's depth below an open side yard, and a tank buried well below grade under a driveway, are not the same excavation.
- How the tank reaches the hole, which is the concrete-or-plastic question above and, on a finished property, usually the single biggest constraint.
- What happens to the old tank — out whole, or decommissioned in place and filled.
- Risers, to bring the new access lids to grade so the tank can be serviced without digging next time.
- A lift station and alarm, if the outlet elevation will not run by gravity.
- Putting the yard back, which scales with every item above it.
- Permit and health district fees.
The tank itself is a minority of that. We have written the same replacement both ways on one property — once with a customer-supplied tank on site and once with the tank supplied by us — so the homeowner could see exactly what that choice did to the number, and the answer was less than people expect, because opening the ground, getting the vessel seated at the right elevation, the tie-in and disposal do not move based on whose name is on the receipt.
Finding all of this out costs you nothing: the on-site estimate is free. A technician locates the tank, gets the lid off, reads the water against the outlet, and tells you whether you are looking at a tank job or something else entirely. The number goes on paper before a date is set. And if the answer turns out to be a baffle, a lid or a set of risers, that is what you will hear — those are separate priced repairs and you will spend a fraction of a replacement.
