American Rooter & Drain repairs and replaces failed drain fields on rural and acreage property across the greater Treasure Valley. Drain field, leach field, leach lines — three names for the same part. This page stays on that part: how to read what your yard is telling you, how we separate a dead field from a full tank, what actually kills a field, where a new one can physically go on your ground, how the install runs, and what keeps the replacement alive. If the tank is what failed, you are on the wrong page and want septic tank replacement instead. Everything here is downstream of the tank outlet.

Why is there a wet spot in my yard?

Because water that is supposed to be soaking away into the soil under your leach trenches is coming up to the surface instead. The field has run out of somewhere to put it, so it takes the only route left, which is up.

Be blunt about what that water is. It is effluent — it has been through the tank, but it has not been through the ground yet, and the ground is the part that actually treats it. Keep children, pets and livestock off it. Do not walk it in bare feet, do not mow it while it is soft, and do not open it up with a shovel to see how bad it is.

What we look at, in this order:

  • The shape of it. A wet area in a straight line is following a trench. Several parallel lines is the whole field. A single blob at the upstream end sits over the distribution box or the head of the first lateral, which is a far smaller problem than the whole footprint. Wet ground right at the tank is a tank, lid or outlet-line problem and not a field problem at all.
  • The grass. Grass over a lateral that is pushing water up grows greener and taller than the lawn beside it, and it does that before the ground ever gets soft. A green stripe you can see from the kitchen window is an early warning. Standing water is a late one.
  • The smell. Septic effluent smells. A broken irrigation line, a downspout dumping into a low corner, a leaking water service or a seasonal seep does not. That one test separates a septic problem from a water problem before anyone digs.
  • The season. A spot that appears when the canals come on and dries up when they shut off is telling you something specific about your ground, and it is not that the field is fine. We come back to it below.
  • Where the system actually is. Before anything else we locate the tank, the outlet line and the run of the laterals, so the wet spot is read against the layout instead of guessed at. If you still have the as-built drawing, that walk takes minutes instead of an hour.

Then comes the one thing that settles it, which is the next question.

Is it my tank or my drain field?

Pump the tank, take the whole household load off the field, and come back and look at where the water is sitting. A field that draws down and stays down was being drowned by a tank that had stopped doing its job — a maintenance problem at a maintenance price. A field that is wet again with an empty tank upstream of it has stopped accepting water on its own, and nothing done to the tank will change that.

From inside the house the two are almost impossible to tell apart, which is why guessing at it is expensive. From outside they look nothing alike.

It reads like a tank problem when the trouble starts indoors and the yard stays dry. The lowest fixture in the house gives up first — a basement floor drain, a first-floor tub. The toilet gurgles when the washing machine dumps. And a pump-out buys months of ordinary service afterward.

It reads like a field problem when the trouble starts outdoors and the house is the last to know. Spongy ground through a dry stretch. The green stripe running in a straight line. A smell outside near the field with nothing noticeable inside. And the tell that decides it: drains that go slow again within days or a few weeks of a pump-out instead of months.

That last one is the real diagnostic, and it is cheap enough that there is no excuse for skipping it. Septic pumping is $395 flat up to 1,000 gallons, which makes it the least expensive way there is to find out which half of your system you are buying. Skipping it is how people pay for a field they did not need — and, less often talked about, how people replace a field while the tank that killed it stays in the ground to kill the next one.

Why do drain fields fail?

Because the thing that makes a drain field work is also the thing that eventually stops it working.

A drain field is not a drain. It is a slow-release device. Along the bottom and the side walls of every trench, where effluent from the tank meets undisturbed soil, a thin dark biological layer forms. It is called the biomat, it is supposed to be there, and it is where a great deal of the actual treatment happens. It deliberately slows the water down so the soil below has time to work. The whole design depends on that layer staying thin and staying hungry.

A field fails when the biomat thickens faster than it can consume itself, until the soil underneath can no longer pull water through at the rate the household is delivering it. Everything on this list works through that same mechanism:

  • A tank nobody pumped. Once sludge is deep enough to reach the outlet, solids and grease ride out into the laterals and feed the biomat directly. It is the one cause on this list that costs nothing to prevent.
  • More water than the field was built for. A field is rated by rate, not by total. A toilet with a leaking flapper, a water softener regenerating into the septic, a sump pump or a roof downspout tied into the sanitary line, another household's worth of people living in the house — each of those loads the field past its design rate all day, quietly.
  • Oxygen starved out of the soil. The ground around a trench needs air for the biomat to keep breaking down. Saturate it, compact it, or seal the surface over it — a slab, a driveway, sheet plastic, landscape fabric under bark — and the soil beneath turns anaerobic. The biomat stops digesting and only thickens.
  • Compaction. A truck, a trailer parked over it all winter, livestock standing on it in the wet, a shed set on skids. Compacted soil does not recover on its own.
  • Roots. Anything with a real root system near a lateral will find the water in it and go in through the perforations.
  • Broken hardware. Crushed or settled pipe, a lateral that has lost its grade, a distribution box that has tipped. These are the failures worth hunting for, because they are repairs rather than replacements.
  • The water table coming up to meet it. This one is local. When the canals run and the ground all around you is being irrigated, the shallow water table rises. The field has not changed at all — the unsaturated soil underneath the trench, which is the part that does the work, has filled in from below. That is why a field can behave all winter and surface every July. Treat it as a real failure signal rather than a seasonal quirk to ride out: it means the field is running with no margin left, and the cheaper fixes still have a chance while the problem is only seasonal.

How much room does a new drain field need?

More than the trenches themselves — and what decides it is separation rather than acreage.

A replacement field is not a part that gets swapped out. It needs an area of soil that has not already been loaded, that is not sitting in the water table, and that clears every required separation. Four things decide whether your property has one.

The old footprint is not simply reusable. The soil there is what failed. Ground that has been absorbing effluent for as long as the house has stood is not the ground you want to build the replacement on, and depending on what the soil evaluation shows it may not count as usable absorption area at all.

Your property was supposed to have a replacement area held in reserve. Newer systems are permitted with one — an equivalent piece of ground set aside and kept clear precisely so this day would be manageable. On older rural lots either nobody reserved one, or the shop, the second driveway, the arena, the pole barn or a row of trees went in on top of it in the years since.

On a small lot, the well decides it. The required separation between a drain field and a private well is the largest of the setbacks, and it is not negotiable. The circle it draws can take out the usable part of a small acreage lot in one stroke. Everything else has to clear as well: property lines, irrigation ditches and canal or lateral easements, the house foundation, cut banks and steep ground, the buried water service, and any neighboring well close enough to matter.

It has to sit below the tank outlet, or it needs a pump. A gravity field is the simplest and least expensive thing to build, and where the ground allows one, that is what goes in. When the only qualifying soil on the property is uphill, the design picks up a lift station, and that changes the parts list, the power requirement and the maintenance for the life of the system.

Then there is the room the work itself needs, which people picture last and notice first. The machine has to reach every trench, so there is a working corridor as well as the trenches. The excavated soil has to sit somewhere on the property until the trenches are backfilled, and the spoil pile surprises people more than the digging does. Sprinkler lines crossing the layout get cut — we plan for that rather than discover it, but they do get cut. Mature trees near the layout are a constraint in both directions: their roots are one of the things that kill a field, and a machine cannot trench around a trunk.

So before anything is designed we walk the property and mark what is buried — well and water service, power and gas, the tank and the line out of it, sprinkler mains, and the as-built if you still have it. On a tight lot that walk is the hardest part of the whole job, and it decides everything after it.

Can a drain field be repaired instead of replaced?

Sometimes, and it is worth finding out before you spend replacement money. We work up from the cheap end, and these are real line items on our estimate list rather than hypotheticals.

  • Pump and rest. As above. It is the treatment and the test at the same time.
  • Clean the laterals a branch at a time. We write drain field cleaning by the branch — one branch and three branches are separate line items — because a field with one plugged lateral and the rest still working is not a failed field. Jetting a leach field after a pump-out is real work we have sold and completed, on a property in Eagle.
  • Put an access point on it. A field with no cleanout anywhere on it cannot be inspected or serviced without a machine. Adding one converts every future question from a guess into a look.
  • Camera the laterals. A camera finds crushed pipe, roots, and a line that was never laid at the right grade — all of them repairs.
  • Level or replace the distribution box. The D-box is the small buried box that splits flow between the laterals. When it settles or cracks, one branch takes everything and drowns while the others sit bone dry. From the surface that is indistinguishable from a dead field. Underground it is a modest repair. We have sold and completed a drain field and distribution box repair on a property in Ontario.
  • Check the line from the tank out to the field. Separate part, separate suspect, separately priced. On a property in Melba we wrote that outlet line on its own — about 95 feet of it — and set it beside a complete field replacement on the same estimate, so the homeowner could see both numbers side by side and decide which one they were actually buying.

What tells us a field is genuinely finished: it does not draw down after the tank has been pumped and rested; effluent surfaces across the whole footprint rather than over one lateral; the soil out past the trench walls is smeared and saturated well beyond where it should be; and every fix buys weeks instead of years. At that point it is a soil problem, and soil cannot be cleaned out with a jetter.

One more outcome worth naming, because people assume it is not available: the field can be replaced while the existing tank stays in the ground. The tank and the field are separate parts with separate lifespans, and a dead field does not condemn a sound tank. We have sold and completed exactly that job in Nyssa.

How long does a new drain field take to install?

The trenching is the short part. What sets your calendar is the paperwork in front of it and the condition of the ground on the day. In order:

  • Pump and diagnose. Nothing gets decided while the tank is full, and this is the same step that told you the field was the problem.
  • Read the soil where the new field would go. Test holes are opened so the profile can be logged, because the design follows the ground rather than the other way around.
  • Permit review. The health district sets the required absorption area and approves the design, and that clock belongs to them. Excavation cannot legally start before the permit is issued, which is why anyone giving you an installation date before then is guessing.
  • Mark and strip. We walk the layout with you and mark it out before a bucket moves, so the shape of it is not a surprise on the morning of. Topsoil comes off and is stockpiled separately from the trench spoil — putting subsoil back on top is how a yard stays ugly for years.
  • Cut the trenches and build the field. Trenches to the permitted depth, bedded, laterals set to grade off the distribution box so flow spreads across the whole field instead of loading the first branch. A field built to the right depth on level runs and one that is not look identical on the day and behave very differently later.
  • Inspection while it is open. The district looks at the field before a shovel of backfill goes in. Keep that inspection record — it is what a buyer's inspector asks for later.
  • Backfill, grade and restore.

Two things stretch the field-building part specifically. The first is ground condition: trenches cut in saturated soil smear along the walls, and a smeared trench wall seals the very surface the whole field depends on, so wet ground moves the digging even when the permit is already in hand. The second is what has to come out and go back — a driveway, a fence line, sprinkler mains, established landscaping.

Afterward, expect the trench lines to settle over the first year and to need topping up, and expect grass over a new field not to come back the same season.

How do I keep a new drain field from failing?

A replacement resets the clock. What you do over the following years decides how long that clock runs, and every item here traces straight back to the biomat.

  • Nothing heavier than a mower crosses it. Ever. That includes during construction, and it includes a single pass with a loaded truck on wet ground.
  • Grass over it and nothing else. No trees, no shrubs, no vegetable beds, no landscape fabric under bark, no sheet plastic, no slab, no shed on skids. The surface has to breathe.
  • Keep extra water off it and out of it. Do not aim roof runoff or a sump discharge at it, do not run a heavy irrigation zone over it, and do not let a low corner of the yard pond on top of it.
  • Get the water softener discharge out of the septic if that is where it goes now. Regeneration is volume the field was never sized for, and it arrives in slugs — and rate is the number a field cannot absorb.
  • Fix a running toilet the day you notice it. A leaking flapper runs water into the septic around the clock, and it is silent.
  • Spread the laundry across the week. A weekend's worth of loads in one afternoon is a rate problem, not a total problem.
  • Pump the tank on schedule. The tank has exactly one job on the field's behalf: keep solids out of it. A skipped pump-out is the shortest path back to where you started.
  • Keep grease, wipes and anything sold as flushable out of the system. All of it becomes sludge depth, and sludge depth becomes lateral plugging.
  • Keep the permit and the as-built somewhere you will find them again. The next owner's inspector will ask, and knowing where the field is buried is what stops a future contractor from parking on it.

If you are buying or selling a property on septic, having the condition of the existing field written down is worth doing on its own. That is a leach field inspection, and the field is the half of a septic system nobody can see.

What kind of field your ground will take. A conventional gravity trench field is the baseline — cheapest, simplest, fewest moving parts. Where the ground will not support one, the approved design can become a gravelless or chambered field using plastic arch chambers in place of rock, a wider and shallower absorption bed, an advanced treatment field that cleans the effluent before it ever reaches the soil, or a design carried uphill by a lift station. These are not upsells. One of the completed replacements on our books used a gravelless absorption bed on a Caldwell property. Your test holes decide which of those your ground qualifies for, the health district rules on it, and we build what the permit approves.

What sets the price. There is no honest number to publish here, because the largest variable is a decision nobody at this company gets to make. What moves it: how much absorption area the health district requires; which design your soil qualifies for; whether the field runs by gravity or takes a lift station; how far from the tank the new field has to be built; whether any of the old area can be reused or an entirely new area has to be opened; what has to come out and go back; and whether the outlet line from the tank is sound, which is its own line item and sometimes a substantial one. There is a non-refundable fee up front that covers preparing your paperwork and walking your permit through the health district — that filing happens whether the determination comes back easy or hard, which is why the fee does not come back either.
